Lorton is not one kind of house. The planned communities run to townhomes and HardiePlank with an HOA palette to work inside. Out toward the river the lots open up and the exteriors take real weather. Nearly two thirds of Lorton is owner-occupied, so most of what we do here is somebody’s own home rather than a turnover repaint. We have repainted homes across all of it.
Painting labor carries a five-year guarantee.
Laurel Hill
The master-planned community on the old Lorton Reformatory grounds, anchored by the Workhouse Arts Center. Townhomes and single-family homes from the 2000s, HardiePlank and vinyl, with an HOA palette to work inside. We handle the approval paperwork side of it too.
Lorton Station
Townhomes and single-family homes built up around the VRE station. Front doors, shutters and trim are the usual refresh here, and they change how the whole elevation reads for a fraction of a full exterior.
Lorton Valley and Lorton Town Center
Newer townhomes on tight lots. Most of the work here is interior, plus exterior trim and door refreshes. Tight side yards mean careful staging and protecting your neighbor’s property as much as your own.
Gunston
Larger lots heading toward the Potomac, with more detached homes than the planned communities. Open exposure means the south and west elevations weather first, so we spec the prep by elevation instead of treating all four sides alike.
Mason Neck
Waterfront and wooded acreage. Wind and moisture off the water are hard on exposed elevations, and those sides usually need attention before the rest of the house does.
Newington and Newington Forest
Older than most of Lorton, largely 1970s and 1980s, which means real wood trim under several layers of paint. Scraping, sanding and priming properly is what separates a finish that lasts from one that peels in two winters.
Pohick and Pohick Bay
Detached homes near the park and the bay. Tree cover and humidity slow dry times, so we schedule around the weather rather than pushing a coat on a surface that is not ready.
Occoquan River side
Homes facing the Occoquan take more sun and wind than a sheltered interior lot. Exteriors here tend to need attention on a shorter cycle, and we will tell you honestly which elevations are due.
Silverbrook and the South County corridor
Single-family homes from the 1980s and 1990s, most of them now due a second exterior. Original builder-grade paint is usually well past its service life by this point.
Fort Belvoir area
Military families move on short notice. We work to firm dates for PCS timelines and turnover repaints, and we put the schedule in writing so you are not guessing the week before a move.
Crosspointe
A planned community with its own architectural guidelines. We have worked inside HOA color approvals plenty of times and can tell you early whether a color is going to clear.
Cabinets across Lorton
Lorton’s median home went up around 1997, so a lot of kitchens still have their original cabinets. If the boxes are sound, refinishing is normally the cheaper route by a wide margin, and we will say so if they are not.
